Description

For sale is a vacant land parcel just over 10 acre west of Yakima, WA bordering the Ahtanum State Forest lands. The parcel is slightly higher in elevation than the surrounding valley, so you do have a view of the orchards west of Yakima. There are multiple ways to access the property, as the dirt roads in this area all interconnect. The easiest access is through a locked gate at the end of Blackhawk Rd. Lock combination can be provided for ease of viewing. The road from this access point runs straight west through state land and then you take a turn south to the parcel and beyond. Other access points are slightly farther from the parcel but are through unlocked, more heavily used gates. Access through the unlocked gates will require a 4WD high clearance vehicle. To get from the dirt road to the parcel, you must drive about 100 yards across short grass. There has historically been some driving on this path, as it cuts through the sagebrush, but low grass has now grown up over it. I have marked the path with orange flags for easy reference. The benefit to not being immediately adjacent to the main road is that this parcel is a bit more private than others.

The parcel is flat and very gently sloped and is mainly short grasses and some areas of moderately dense sagebrush. There is abundant sign of elk near a seasonal creek that passes along the SW corner of the property

This property is most appropriate for off-grid living, recreation or investment use. There are off-road trails and abundant wildlife all around. Not only is this property adjacent to state land, but this adjacent state land is connected to hundreds of acres of additional interconnected state land. You cannot be much closer to town and yet feel so far from it at the same time. There are not many people out here, and the state land prevents any development, even off-grid, to ruin your view.
