Imagine the majestic panoramic views from your future hilltop home on 33 acres at the peak of Wildcat Mountain in Mariposa County, CA. This property is in the tiny town of Catheys Valley, which is about 15 minutes from the tourist town of Mariposa and only another hour to Yosemite Valley. The property is at the end of the road, so privacy is ensured. You pass through a small residential neighborhood to access the property but are surrounded mostly by cattle-ranching land. There is an old garage on the property in poor condition. There is a hole in the roof, but it has 4 walls and a concrete floor. Stability of the structure is unknown, but it is still standing straight so make only take some rehab. A water tank is also present near the garage. The condition is unknown. The tank is said to have been fed by a natural spring farther down on the property. Aerial photos show evidence of possible location for spring partway down the hill where it appears troughs and piping may also be present. I have not personally confirmed the presence or condition of the potential spring in person, however. Power is at the SE corner of the property. There are fiber optic lines further down on the road. It is unknown if these feed all the way up the hill.
The property does have fences along the south and west sides of the property. There are game trails all over the property, with the highest wildlife activity around the potential spring. There is also a cell phone tower at the top of the hill near the road. The cell tower company has a long term lease (50 year lease beginning in 2016) of the small area where their tower is located, which does not produce any residual income. The presence of the tower does not affect the use of the land.
There is a secondary flat and graded area just NW of the cell tower and garage area, which may be mostly out of view of the tower. This spot, if developed, would afford the best view of the surrounding grazing land.
The kind of acreage in this area with these views does not come up for sale often. It won’t last.
